New Home Goods Store Compared To Bed Bath & Beyond Opens In Passaic County

PASSAIC — A growing home goods chain has opened its first Passaic County store in the former Botany Mills complex.

The store opened Tuesday and is the 15th location for Value Zone.

The New Jersey-based home goods and small-appliances store is the newest tenant in the 1.7 million-square-foot Passaic Industrial Complex and one of the growing number of retail tenants inhabiting the former Botany Mills complex.

The owner of the chain, Majdi Salem, said Value Zone, for those who don't know it, is "like Bed Bath & Beyond," but "at half the price."

The store is in the complex that once housed textile factories along the Passaic River and Route 21. It's made up of 23 buildings on 30 acres that house more than 200 businesses.

Value Zone occupies 20,000 square feet of the strip mall portion of the complex, joining tenants including Dollar Tree, McDonald's and Sherwin-Williams.

Salem said he was convinced to give the strip mall off Route 21 a try at the behest of Joe Smouha, who owns the industrial complex.

It wasn't a hard sell, Salem said, since the property is close to Route 21 and has ample off-street parking for customers. The new store will have 15 employees.

Value Zone, Salem said, is thriving despite the challenges of the retail marketplace because it provides "quality at low prices."

Value Zone opened its first location in Orange in 1998, Salem said. Since then, he said, he has opened a new store every two years on average. There are Value Zone locations in Newark, Irvington and Bloomfield.

For Smouha, whose Mynt Properties LLC bought the Botany Mills site in 2013, Value Zone moves the strip mall closer to full occupancy. It still has 26,000 square feet of space available for lease.

Family Home & Farm Store Coming To Former Giant Eagle Space In Summit Towne Centre

The former Giant Eagle space in the Summit Towne Centre will soon be filled.

Roses Discount Store, part of a 400-store chain based in North Carolina, moved into the eastern portion of the former grocery store in November of 2022.

Now, preparations are being made for a new tenant to occupy the remaining 27,000 square feet of space.

What's coming to the space?

The space will be the new home of Family Home & Farm, a Michigan-based chain that operates 70 farm-focused stores in five states, including one in Vernon Township, near Meadville.

The family-owned retailer, which opened its first store in 2002, features products in a range of categories, including tools, hardware, automotive, pet, work and casual clothing, footwear, farm supplies, horse and livestock feed, bird food, lawn and garden, and alternative heating.

Tammy Cass, zoning administrator for Summit Township, said that Baldwin Brothers Inc., which owns the shopping center, obtained a building permit for the project in October. The cost of renovations has been estimated at $500,000, she said.

Cass said she understands the new tenant hopes to open this spring.

History of the site

Summit Township Supervisor Jack Lee, who is director of land development for the township, said he was pleased that a tenant had been found.

"You hate to see an empty building sit for too long. They can become blighted," he said. "We have been pretty fortunate in Summit."

Giant Eagle, which opened in Summit Towne Centre in 1995, closed its doors in 2017 when the Pittsburgh-based grocery chain consolidated that store and one on West 26th Street into a new location in Millcreek Marketplace on Interchange Road.

Baldwin Brothers did not return a call seeking comment.
